Preparing Your Home For Market

First impressions are the most important, we therefore recommend using the following tips to better prepare your property for showings.

Much care should be taken in preparation of your property for market. We would like to emphasize that it is very important to accomplish as much as possible prior to placing your home on the market.

Make sure everything about your property appears as close as you can to "new, neat, clean and neutral"! Properties that are decorated in unusual or dark colors (black, red, dark blue, etc) attract few buyers. If possible, paint all walls and ceilings a neutral white, off-white or light tan color. This allows the prospective buyer to better visualize their special items and furnishings in the rooms of your home. Neutral colors give the appearance of spaciousness. A little bit of paint and a little fixing up can make a difference in attracting that "one buyer"... and costs very little.

Make certain your property is absolutely clean and free of any unpleasant odors- especially animal and cigarette odors.

The following are a list of items to assist you in the preparation of your property for sale:


  • Make sure all light fixtures have working light bulbs.
  • Make sure the doorbell works.
  • Oil any squeaky hinges and see that all windows open easily.
  • Wash all windows, inside and out. Clean dirt and dust from window sills.
  • Make sure carpets are clean.
  • Have all bathroom and kitchen counters free of clutter and very clean.
  • Repair dripping faucets.
  • During the day, have all curtains pulled open to maximize natural outdoor light. At night, turn lights on.
  • Keep rooms and closets neat and uncluttered.
  • Arrange furniture to maximize a look of spaciousness in every room.
  • If you have children, put the toys away.
  • If something is broken…Fix It!


  • Clean and repair windows.
  • Seal and repair any foundation or driveway cracks.
  • If there is any trash or debris remove it or throw it away.
  • Roof- remove any debris and nail down any loose shingles.
  • Gutters and Downspouts- clean and repair holes.
  • Make sure all outdoor lighting works.
  • Trim overgrown shrubs and have all landscaping in top condition.
  • Plant blooming flowers in flower beds.
  • If there are any insect nests, get rid of them.
  • Care for lawn of nearby vacant properties and common areas.
  • If your property has security bars, make sure they are painted and rust free.
  • If it is a farm or a lot, make sure the grass/brush is cut and all fences, gates are fixed.

These are only a few suggestions that don’t cost much money and that will help you out tremendously in selling your property. These suggestions might make the difference between a property that sells fast and one that doesn’t!
